OUR SERVICES

We offer FOUR levels of service at very competitive fees, all of which can be adjusted to meet your own individual requirements.

LEVEL ONE: Tenant Find Only
This service will find you a suitable tenant for your property, with advice and assistance right up until the point that the tenant moves in. After this point, it will be your responsibility to deal with every aspect of the tenancy, from rent collection to property maintenance.
This service is ideal for experienced landlords who are familiar with the letting process but want professional assistance to find and reference suitable tenants.

We will:
* conduct a free market appraisal of your property;
* advise and inform you throughout the letting process;
* provide you with a landlord pack containing information about the letting process, how to prepare your home for let, and your responsibilities as a landlord;
* explain our terms of business and fees thoroughly before you sign up with us;
* market and advertise your property;
* conduct accompanied viewings with applicants;
* qualify suitable applicants (take out references, credit checks, etc.);
* prepare a tenancy agreement and detailed inventory of the property;
* collect the first month’s rent and the security deposit;
* register the deposit in accordance with new legislation;
* arrange and conduct a check-in for the tenants at the start of the tenancy;
* transfer the services and utilities to the tenant’s name;
* transfer the first month’s rent to your account (after deduction of our fee); and
* set up a standing order for the tenant to pay future monthly payments direct to you.

LEVEL TWO: Rent Collection
With this service we will find and qualify suitable tenants for your property, and will continue to collect the rent on your behalf for the duration of the term. With this service, we will also check the tenant out at the end of the term, along with carrying out the administration and legislation involved with this (serving notices, apportioning the deposit in accordance with new legislation, etc.). However, it will still be your responsibility to deal with any maintenance issues, safety inspections and property visits.
This service is ideal for landlords who wish to maintain the property themselves, but do not wish to deal with the financial side of the let.

We will carry out all the services listed above under the ‘Tenant Find Only’ service, PLUS:

* collect future monthly payments from the tenant, and transfer to the balance to your account (after deduction of our fee);
* prepare monthly financial statements for you, and annual statements at the end of each tax year;
* serve any relevant notices to tenants (if required);
* arrange and conduct a check-out for the tenant when they vacate the property;
* check the condition of the property at the end of the term and determine any damages payable by the tenant (with the exception of ‘fair wear and tear’);
* after the tenant has checked-out, arrange for apportion of the security deposit between the landlord and tenant (and/or assist with any disputes that may arise).

LEVEL THREE: Full Management
This is the most comprehensive of our standard services, and includes all the items listed above under ‘Tenant Find Only’ and ‘Rent Collection’, as well as the general day-to-day management and maintenance of the property.

We will not undertake any costly maintenance work at the property without your consent, but you could set a ‘float’, up to which amount we could carry out any necessary maintenance work. For anything above this amount, we would obtain three contractors’ quotes and consult you before proceeding.

This service is ideal for the inexperienced landlord, or the landlord who wishes to ensure that every aspect of the tenancy is taken care of without the worry of having to stay on top of legislation.

We will carry out all the services listed above under ‘Tenant Find Only’ and ‘Rent Collection’, PLUS:

* liaise with the tenant and take responsibility for the day-to-day running of the tenancy;
* arrange any maintenance or repairs to the property using your funds up to an agreed level (or above this level with your consent);
* arrange electrical and gas safety inspections; and
* conduct regular visits to the property to check its condition, and send you reports of any findings.

LEVEL FOUR: Tailor-Made

This service enables you to pick and choose the elements of the let that you wish us to deal with. It may be the case that less service is required, or it may be that more service is required (say, if you are living overseas), but we are happy to adjust our fees to reflect the level of involvement that you wish us to take.

The service can include any of the items listed above in the three standard services. It will usually include tenant find as a minimum, but we may also be able to take on the management of a pre-let property. There is no set minimum or maximum to the work we could carry out for our clients.

This service is ideal for overseas landlords, who may wish us to manage their property between tenancies as well as during any tenancy.

Services in addition to those listed above could include:

• extra property visits;
• weekly property visits between tenancies when a property is vacant;
• arranging cleaning and maintenance between tenancies (e.g. painting, grass cutting, etc.) to prepare the property for the next tenants;
• non-tenancy related administration (e.g. tax returns, etc.).
